When looking at new construction homes, there are plenty of things to consider. Before you begin your house hunt it’s crucial to sit down and really assess what is important for you and your family in a new home.
Dedicate some time to crafting a master list of what’s essential, like the desired number of bedrooms and bathrooms, price (make sure to include closing costs), location, resale value, and other must-have features. Next, look beyond the obvious needs and consider your hobbies and lifestyle. Do you love to cook? If so you’ll want to have a large kitchen with plenty of counter space and storage. Is the construction company reputable?
Finding a reputable builder may take some time and research but it’s integral you work with someone experienced and trustworthy. Some ways to do this is to research a potential builder’s reputation through Google, BBB, Yelp, or Angie’s List. It’s also worthwhile to look through their social media accounts to view their work and see how they communicate with clients.
What is the location like?
The location of your new build home is about so much more than just the immediate surrounding area. While it’s important to consider things like the distance to grocery stores or whether or not you want to live on a quiet street, location dictates much more.
It will determine your commute, what school your children attend, proximity to extended family, distance to social activities like restaurants and movie theaters, and nearby attractions to explore on weekends.
It’s also important to do research on the safety of a potential location. You can do this by looking into specific statistics online and chatting to locals.
Is the lot included?
When looking at construction options, you’ll find that each plan comes with a base cost. This is the cost of the basic structure, the actual house itself, and the interior and exterior features.
What may not be included in the base cost of the land on which the house is being built. Check with the builder and make sure the lot price is factored into your new home’s base cost.
If the lot cost is not part of your base cost, follow up and ask what is included. Also, ask if there are additional premium costs and factor those onto your house’s base price. There may be premium costs that you can opt out of that the builder assumes you’d want.
How long will it take?
You’ll want to know how long it will take to build your new home. Of course, unforeseen delays can always happen with weather and other factors; however, you’ll want a timeline from your builder, and you’ll want to keep them to that timeline as much as possible.
Remember to ask if build time includes the time it takes to get permits, keeping in mind that permits may take between 30 and 45 days to obtain.
What warranties does this new home have?
Accidents happen, things break or fall apart, even in a brand new home, and you’ll want to be protected. You can, of course, purchase your own home warranty; however, it is not unreasonable to cover your house for, at the very least, the first several years of your new homeownership.
Ask what warranties come with your new construction home. You should be getting at least a short-term whole house warranty and a more extended structural warranty.
What will the future bring?
Predicting the future is obviously impossible. You might have a plan, but in reality, we have no idea what our lives will be like in five years. While you can’t plan for the unknown, you can consider your future and the future of your neighborhood.
